Understanding US Mortgage Guidelines

Front-End Ratio (Housing Ratio)

The percentage of your gross monthly income that goes towards housing costs (PITI + HOA). Most conventional loans prefer this to be under 28%.

Back-End Ratio (Total Debt Ratio)

The percentage of gross income that goes towards all debt payments (Housing + Credit Cards + Loans). Most lenders prefer this to be under 36%, though some loan programs (like FHA) allow up to 43% or even 50%.
