Understanding Real Estate Metrics
What is BCR (Building Coverage Ratio)?
BCR is the ratio of the "Building Area" to the "Land Area". It determines how much of your land can be covered by the building's footprint. A higher BCR means a larger building footprint, but less open space.
- Formula: (Building Area ÷ Land Area) × 100
- Residential Zones: Typically 50% ~ 60%
- Commercial Zones: Typically 70% ~ 90%
What is FAR (Floor Area Ratio)?
FAR is the ratio of a building's total floor area (gross floor area) to the size of the piece of land upon which it is built. Higher FAR allows for taller buildings with more stories.
- Formula: (Total Floor Area ÷ Land Area) × 100
- High FAR = Taller buildings possible
- Basements and parking are usually excluded from FAR calculations.
